Rental History Verification confirms an applicant's rental history directly with their previous landlords or property managers. The applicant tells us where they've lived for the past two years, and we contact each landlord to confirm the dates, rent, and payment history.
You receive a separate Rental History Verification Report to help support your leasing decision.
How it works
You request the verification. When you add an applicant group, select Rental History as one of the verification types. If your organization uses a property management integration, it's added automatically for lease signers. Guarantors are not included.
The applicant signs an authorization. Before entering any information, the applicant reviews and signs a consent form that authorizes Payscore to contact their landlords. Landlords can view this signed authorization when they respond.
The applicant enters their residence history. They list each place they've lived over the past two years, starting with their current address. For each rental, they provide the monthly rent and their landlord's name, phone, and email.
If available, this is automatically pre-filled from your property management software.
Payscore contacts each landlord by email. The landlord receives a secure link to a short form asking them to confirm the tenancy dates, monthly rent, and payment history. They can also attach a resident ledger. No account is needed.
If a landlord doesn't respond, we send reminders on the next two business days. We continue outreach for up to three business days before concluding the verification.You get the report. Once all landlords have responded, or the three business days have passed, the Residence History Verification Report becomes available alongside the applicant's other completed Payscore reports.
No additional action is required after you request the verification.
Where to find the report
When verification finishes, the report appears in the Completed Reports section for that applicant, with a button to download it.
While verification is in progress, the applicant's Activity log shows each time we email a landlord.
What the results mean
The top of the report shows one overall result.
Result | What it means |
Verified | Every landlord responded and reported no concerns. |
Verified with warnings | Every landlord responded, but at least one reported late payments, lease violations, returned payments, or an outstanding balance. The report lists the specifics. |
Partially verified | Some landlords responded and others didn't within three business days. The report shows which residences were confirmed. |
Unable to verify | No landlord responded within three business days. The report still includes everything the applicant provided and a record of our outreach, so you can factor that into your decision. |

Frequently asked questions
How long does verification take?
It depends on how quickly landlords respond. We continue outreach for up to three business days, then produce the report with whatever responses we received.
What if the applicant owns their home or hasn't rented recently?
The applicant still completes the step, but selects their living situation for each address (for example, Own or Lives with friends or family). We only contact landlords for rentals. If none of the addresses were rentals, the verification completes right away and the report notes that no rental history was available to verify.
What if a landlord never responds?
The report is still produced. It shows what the applicant provided and clearly indicates which residences couldn't be independently confirmed.
Does the landlord need a Payscore account?
No. The landlord receives a secure link by email and completes a short form. No login is required.
Can the landlord's email address be changed after the request is sent?
Not directly. If a landlord's contact information was entered incorrectly, reach out to our support team.
What if the applicant lived outside the US?
That's supported. The applicant can enter international addresses, and landlords outside the US receive the same email and form.
Can I edit the details on the report?
The report can't be edited directly. If something needs to be corrected, reach out to our support team and we'll take care of it.
